Off-Market means a property is not publicly listed. There are no ads, no online portals, and no traditional marketing. Instead, the property is offered exclusively through a personal network, in a targeted and controlled way. Every step happens behind the scenes – completely private.
Why do owners choose this approach?
Discretion is often the primary concern. In other cases, strategic considerations, family matters, or location issues play a role. The key is that the owner remains in full control at all times, without any public obligation.
How is a property sold Off-Market?
First, we assess whether the property is suitable for a discreet sale. We then create a tailored profile, identify potential buyers from our network, and guide the process from start to finish. No scatter marketing, no public exposure, but full structure and clarity.
Who actually sees my property?
Only qualified buyers who match your property and have been carefully vetted. There are no public listings, open viewings, or widely distributed exposés. Every step is coordinated with you.
How are my data and information protected?
Discretion at ASHRA Immobilien is not optional – it is a fundamental requirement. All information is treated confidentially and used exclusively for the transaction. Nothing is shared publicly. If no agreement is reached, all data storage ends immediately.
What costs do owners incur?
None. Our Off-Market guidance is completely free for owners, from initial assessment to completion. Compensation comes solely from the buyer and only upon successful conclusion. There are no upfront fees or contractual obligations.
What if I change my mind?
The process ends without consequence. You retain full decision-making freedom at all times. A conversation does not create any obligation, and even after starting the Off-Market process, exiting remains possible until the final agreement.
Can I also contact ASHRA Immobilien as a buyer?
Yes. Off-Market provides real value for buyers too. We assess whether your profile matches a suitable property and inform you only if there is relevance. Registration in our buyer network is possible, but it does not replace individual advisory services.
Who manages the process?
ASHRA Immobilien provides full support – personal, confidential, and goal-oriented. For legal or notarial matters, we involve independent professionals if needed. They are not part of our brokerage services but can be recommended.

We assist owners across Switzerland, with a special focus on Central Switzerland and tax-optimized locations.
