A structured sale does not begin with the first conversation. Many owners ask early on which documents are necessary and which can be added later.
This checklist provides orientation. Not everything has to be in place from the beginning. The clearer the picture, the more focused and discreet the Off-Market placement can be.
Your Personal Preparation
Property Information
– Location (address, parcel number)
– Property type (e.g., single-family home, multi-family home, development land)
– Year of construction, renovations or conversions
– Plot size / living space / usable space
Legal and Technical Documents
– Current land register excerpt
– Cadastral plan / site plan
– Building plans or sketches (if available)
– Insurance certificate (building insurance)
– Energy certificates (e.g., GEAK, if available)
Usage and Tenancy
– Owner-occupied or rented?
– If rented: tenancy agreements / gross rental income
– Ongoing terminations, agreements or third-party rights
Financials and Goals
– Approximate price expectation?
– Mortgage details / cancellation period?
– Concrete objectives or plans for subsequent use?
Your Considerations
– Sensitive topics that should not be disclosed
– Deadlines or timeframes that must be observed
– Special features that may be relevant for buyers
